During a real estate transaction all parties are usually under a lot
of pressure to complete their obligations in a timely manner. I
work around my clients' schedule to get the inspection completed
as soon as possible.
It is always recommended that the inspection be done right after
the offer to purchase has been accepted. Following this guideline
will allow plenty of time to bring in specialists to submit estimates
for repairs or to complete repairs if needed.
My goal is to provide home owners in southern Wisconsin with the
very best overall knowledge of the structure and systems in their
home in a way that is both accurate and easy to understand.
A typical inspection takes between three to four hours depending
on the size, age and condition of the house in question. I will look
carefully at all areas of the house from the roof down to the
crawl-space or basement, as long as they are readily and safely
accessible. At the end of the inspection I will review with you the
findings that I will put in the final report. The report itself is
compiled by computer and includes digital photos to help highlight
and clarify any problem areas

FLEXIBLE SCHEDULE - I understand how difficult it can be to make time for a home
inspection. To help ease your time constraints, I'm available Seven days a week,
Dawn till Dusk. If there's sufficient daylight for me to complete the exterior inspection,
I'll gladly fit you into my schedule.
ALWAYS ON TIME - I'll always arrive at your prospective home 30 minutes to 1
(one) hour early. I'll survey the exterior of the property and be waiting for you when
you arrive. I'll then walk you through the entire inspection.
YOUR INSPECTION GUIDE - I will walk through your prospective home with you
right alongside me. This helps you to learn as much as possible about the condition
of the property and to have your questions and/or concerns addressed as we go.
Once we complete the Home Inspection, you will have a better understanding of the
property.
HIGH TECH EQUIPMENT - There can be no guessing when it comes to my findings.
I utilize advanced high tech detectors, temperature sensors and other specialized
tools to insure an accurate report of the properties condition at the time of the
inspection.
HIGHER STANDARDS - State law and the standards of practice of most industry
associations require that only a representative number of electrical outlets, light
fixtures and windows be inspected. Where ever possible I will inspect all accessible
outlets, windows and fixtures.
